Davidson Homes Moves Into Bradshaw Farms in Mt. Juliet
Davidson Homes is opening Bradshaw Farms in Mt. Juliet this Saturday, October 17, and it brings something this market has been short on: one-story floor plans starting in the mid $400s, in a community with a resort-style amenity package. If you have been watching Mt. Juliet new construction and wondering where the value went, this one is worth a look.
What is Bradshaw Farms?
Bradshaw Farms is a new single-family community by Davidson Homes at 1003 Zane Dr in Mt. Juliet, within the Wilson County school zone. Homes range from 1,576 to 3,292 square feet, so there is real variety in size, not just one plan stamped across the neighborhood.
Davidson Homes is joining Beazer Homes and Pulte Homes, who are also building here, so Bradshaw Farms is a brand-new community with several well-known builders side by side. That gives buyers a real chance to compare floor plans, finishes, and pricing in one trip. The HOA is $125 a month.
What amenities does Bradshaw Farms have?
This is the part that surprises people at this price point. The community is built around a resort-style amenity center:
Pool with a splash pad
Clubhouse
Fitness center
Playgrounds
Pavilion and grand lawn
Walking trails with a trailhead
If you have ever paid HOA dues for a neighborhood with a pool that is closed half the summer and a clubhouse nobody uses, you know why this matters. Amenities that actually get used change how a neighborhood feels day to day.
Are there one-story homes in Bradshaw Farms?
Yes, and this is the headline. Davidson Homes is offering one-story floor plans starting in the mid $400s, with pricing as low as $429K. One-story living is the most requested floor plan I hear about from move-up buyers, empty nesters, and anyone planning to stay in a home for the long haul. It is also one of the hardest things to find new in Mt. Juliet at a competitive price.
What types of homesites are available?
Bradshaw Farms offers two different setups, and the right one depends on how you live:
Alley entry homesites: Garages are tucked behind the home, which gives the front of the street a cleaner, more walkable look.
Front garage entry homesites: These come with larger yards, a better fit if you want room for a pool someday, a garden, or space for the dog to run.
Neither is better. It comes down to whether you value the streetscape or the yard.
Where is Bradshaw Farms in relation to schools and shopping?
The community sits less than a mile from Mt. Juliet High School. The zoned schools are highly regarded and include Stoner Creek Elementary, West Wilson Middle, and Mt. Juliet High. Breeden's Orchard, Providence Marketplace, Old Hickory Lake, and Charlie Daniels Park are all close by, so daily errands and weekend plans stay short.
Is Bradshaw Farms a good value?
Here is my honest take. Davidson Homes is building a quality home at a competitive price point, and that combination is getting harder to find in Mt. Juliet. Before you fall for a model home, though, ask the questions that decide whether a price is truly a good deal: What are the estimated property taxes? What is included versus an upgrade? Which homesites are left? I am happy to walk you through all of it.
Grand opening this Saturday
The Bradshaw Farms grand opening is Saturday, October 17. Come see the amenity center, walk the model homes, and compare floor plans in person.
Why does a buyer's agent matter in new construction?
When you walk into a model home, the person greeting you works for the builder. That is not a knock on them. It is simply whose side of the table they sit on, and their job is to sell the builder's homes on the builder's terms.
A buyer's agent sits on your side. New construction is a big part of what I do, and it comes with questions most buyers do not think to ask until it is too late:
What does the builder's contract actually say, and what is it written to protect?
Which upgrades hold their value, and which ones you will never get back at resale?
Is the homesite itself a good one, including its position, grade, and what sits behind it?
Is an incentive a real discount, or was the price built to fund it?
Is the build on schedule, and is the home truly ready at your final walkthrough?
I would love to help you with Bradshaw Farms, whether you are just starting to look or already have a favorite floor plan in mind.
