When is the best time to sell a home in Mt. Juliet?

The short answer: More buyers shop in spring, but more sellers list then too. In Mt. Juliet, the best time to sell is usually the time when your home will face the least competition from similar homes and when your next move is lined up. For most sellers that is a spring listing prepared over the winter. For some, especially downsizers and sellers of homes near busy new-construction communities, a late-summer or winter listing can work just as well.

What the local data shows: I analyzed 1,190 Mt. Juliet homes listed from October 2024 through September 2025 that sold. Every season landed within a few days of a month to go under contract (29 to 33 days). Spring had the most listings and the highest share selling at or above list (48%). Winter listings sold for the highest share of list price (99.6%). May was the strongest single month, and September was the slowest.

Only homes that sold are counted; listings that expired or were withdrawn are not. Monthly groups are small (64 to 139 homes), so read the seasons first and the months second.

Why isn't spring automatically the answer?

  • Competition rises with demand. More listings in March through May means buyers have more choices, and an average home can get lost in the crowd.
  • New construction keeps selling year-round. Builders release homes and run incentives on their own schedules. Treymor, for example, opened September 12, 2026 with homes from $649,990 (Wilson County Source). If you are selling in that price range, your timing competes with theirs, not just with spring.
  • Serious buyers shop in the off-season too. Relocation buyers move when their job starts, not when the dogwoods bloom.
  • Rates matter more than the calendar right now. The 30-year fixed hit 7.03% on September 24, 2026 (Freddie Mac). A rate move of half a point can change buyer traffic more than a season does.

When is the best time to sell if I am downsizing or moving closer to family?

The best time is the one that lines up with your next home. A perfect spring listing does not help if you have nowhere to go in June. Families buying in Mt. Juliet often want to move between school years, which is part of why late spring and early summer are busy. If your likely buyer is a family, listing in late winter or early spring gives them time to close before the next school year.
