The short answer: In my analysis of 2,440 Mt. Juliet homes that sold from October 2024 to October 2026, the typical home went under contract in 30 days and closed about 35 days later, so roughly two months from listing to keys (RealTracs MLS). Add the time it takes to get the house ready. Redfin's headline figure, 65 median days on market in August 2026, measures something different, and it is one reason sellers see such different numbers online (Redfin).
That is a median, not a promise. A well-priced home in a popular price range can go under contract in a weekend. An overpriced one can sit all season.
Why do different websites show different numbers?
Because they measure different things. Some count days until a contract is signed, some count until closing, and some report on homes still for sale rather than homes that sold. That is why you might see one number on Redfin and another on Realtor.com for the same month. Pick one source, watch the trend over several months, and you will learn more than by comparing sites against each other.

How long does it take to sell at my price point?
I analyzed 2,440 Mt. Juliet (zip 37122) homes that sold between October 2024 and October 2026 using RealTracs MLS data. The typical home went under contract in 30 days and closed 35 days after that, at 99.6% of list price.

What this means: a well-priced Mt. Juliet home is usually under contract in about a month. Homes above $900K take longer and negotiate harder. If your home is well past a month with few showings, the market is telling you something about price or presentation.
Resale vs. new construction ($450K and up): resale homes took a median of 35 days to go under contract and sold at 98.7% of list price (97.9% of their original list price). New-construction homes took 23 days and sold at full list, partly because many sold before they were finished. If your buyer is also touring new construction nearby, that is who you are competing with.
Why are Mt. Juliet homes taking longer to sell in 2026?
Four things are happening at once:
- Rates crossed 7%. The 30-year fixed averaged 7.03% on September 24, 2026, up from 6.95% the week before (Freddie Mac). Higher payments shrink the pool of buyers at every price point.
- More sellers are cutting price. About 36.5% of Mt. Juliet listings had a price reduction in August, up 0.8 points from a year earlier (Redfin).
- Prices are flat, not falling hard. The median sale price was $564,626 in August, down 1.7% from last year, and sellers received about 98.5% of list price (Redfin).
- Buyers have new options. Treymor, a 349-home Pulte (John Wieland Homes) community, opened September 12, 2026 with homes from $649,990 (Wilson County Source). New construction is good for the area, and it means a resale home has to show buyers why it is the better choice.
None of this is a crash. It is a market that rewards sellers who price right on day one.

Three things, in this order:
